Smart Energy Meter Installation & Reading Services Solutions

The higher cost of electricity is often viewed as an unavoidable operating cost. The truth of the matter is, many properties don't have the full information. This makes it hard to identify the source of the consumption and figure out whether it is justified.

All these problems can be easily solved with a smart energy meter. It allows you to monitor the electricity usage on various parts of your property and identify issues. This enables you to have better information and greater control over their energy spending.

Delight International Facilities Management has installed energy metering systems across Abu Dhabi and Dubai. We install different types of energy meters, such as individual submeters for tenant billing and smart metering networks for entire buildings or facilities, depending on the needs of the property.

Our in-house engineers carry out the full range of work from site surveys through to system design, meter installation, wiring, commissioning and integration with monitoring platforms. All work is carried out under ISO 9001, ISO 14001 and ISO 45001 certified processes with full documentation provided on completion.

What Is the Process of Installing an Energy Meter?

Here is a step-by-step breakdown of a smart energy meter installation.

Step 1: Load Survey and Metering Design — Each project begins with a comprehensive survey of the site. Our engineers inspect the distribution boards, review the incoming supplies, breaker schedules, load profiles and identify areas that require monitoring. From these results, we design a metering layout and select the most appropriate energy meter for each application, whether that be a direct-connected kWh meter for smaller loads or a CT-operated smart meter for mains, risers and larger circuits.

Step 2: Pre-Configuration — Our team pre-configures CT ratios, Modbus addresses and register maps before arriving on site, reducing installation time and minimizing work inside live electrical panels.

Step 3: Installing — The meters and CTs are mounted on the identified monitoring points, and wiring is completed according to permit-to-work procedures. Where necessary, circuits are safely isolated before work is started. Installations in occupied buildings are carefully planned and phased to minimize disruption to tenants and day-to-day operations.

Step 4: Testing and Commissioning — Each meter is tested and verified to provide an accurate reading once installed. Our engineers verify phase rotation, CT polarity, CT ratios, voltage references and register values against live measurements. Meter commissioning and documentation is done before handover.

Step 5: Software Installation and Transfer — Next, we configure communication gateways and dashboards for smart metering systems and set up automated energy meter reading schedules. When the system is up and running, we provide you with all the documentation, user guides and training you need. Ongoing support options include periodic verification, manual meter reading and reporting of consumption.

When Do You Need Energy Metering?

When a utility bill no longer provides enough information to control the cost of electricity, then energy metering becomes important.

Many property owners install energy meters when they need to fairly allocate the costs of electricity between tenants, departments or business units. Others use them to monitor high-consumption equipment, investigate unexpected spikes in energy use, or get a clearer picture of where electricity is being used on a property.

Energy metering is also useful for facilities with sensitive equipment. Smart meters can constantly monitor the quality of the power you're using, helping you spot voltage drops, harmonics and surges that could affect performance or cause costly downtime.

For organizations looking to improve energy efficiency, metering provides the data to establish a baseline of consumption, measure performance and monitor the results of energy saving initiatives over time.

Energy Metering in the UAE

In the UAE, utility meters are owned and operated by the relevant authorities, such as DEWA in Dubai and ADDC in Abu Dhabi. These meters show the total amount of electricity being used, but they do not show how the energy is being used in the property. That's the responsibility of property owners, landlords, owners' associations and facility managers.

This is where private sub-metering comes in. By installing energy meters downstream of the utility meter, you can monitor the electricity consumption of individual tenants, floors, departments or equipment, which leads to much more accurate cost allocation and energy management.

In the UAE, energy metering is especially critical, as cooling systems consume a large portion of electricity on a year-round basis. Energy use can change a lot with the seasons, how many people are present and what the building is being used for, so you need to monitor it in detail to see how energy is used and where you can do better.

Modern buildings are also very dependent on electronic equipment, variable frequency drives (VFDs) and automated systems. Smart metering can be used for power quality monitoring and detection of problems such as voltage fluctuation and harmonics. The data can be useful to improve equipment performance and operational reliability.

Signs You Need to Get Professional Energy Metering

Unless you know where energy is being used, you can only guess at managing electricity costs. If any of the following sound familiar, it may be time to install or upgrade your energy metering system.

Multiple users or tenants on a single utility bill — When a single utility meter serves multiple tenants, departments or buildings, fair allocation of electricity costs becomes difficult. Disputes and inaccurate billing are common with floor area, occupancy or estimates-based cost sharing. Sub-metering gives a clear record of the real consumption of each user.

Unexpected electricity bill increases — It's hard to know why your energy bills keep going up for no apparent reason. Installing meters on major loads such as chillers, AHUs, kitchens, production equipment and IT rooms helps to isolate where consumption is rising and where corrective action may be required.

Common power quality issues or equipment problems — Power quality problems can sometimes cause unexpected equipment failures, overheating, nuisance tripping and performance issues. Smart meters can keep track of variations in voltage, harmonics and electrical disturbances. This can help during troubleshooting and equipment protection.

Manual meter reading and tedious reporting — Manual meter readings and spreadsheet reporting can make getting accurate consumption data a slow process. Smart metering systems allow automated energy meter readings and provide reliable real-time data in a centralised dashboard.

Advantages of Professional Energy Metering

Professional energy metering turns electricity from an unavoidable cost into something you can measure, allocate fairly, and actively reduce.

Proper Charging

Accurate electricity consumption measurement enables fair charging of utilities to tenants, departments, floors or equipment. This removes disputes, increases transparency and ensures decisions are made on what is actually used and not on estimates.

Greater Understanding of Energy Usage

Energy metering gives a more detailed picture of how electricity is being used across a property. With monitoring of major equipment and individual areas, property owners and facility managers can track usage patterns, identify high-consumption loads and make more informed operational decisions.

Less Energy Wasted

Detailed metering data makes it easier to identify unexpected increases in consumption. Facility teams can quickly investigate abnormal usage, correct inefficiencies and verify corrective actions have the desired effect.

Enhanced Equipment Reliability

Smart meters can monitor the quality of power and detect problems such as voltage fluctuations, harmonics and electrical disturbances. Detecting these issues early protects sensitive equipment and enables preventative maintenance planning.

Promotes Long-Term Energy Efficiency

Proper measurement is the foundation of good energy management. A professionally designed metering system provides the data needed to establish consumption baselines, monitor performance and assess the success of energy saving initiatives over time.

Frequently Asked Questions

What kind of energy meters do you install?
We provide a wide range of energy meters, from digital kWh meters for low loads and CT-operated smart meters for higher circuits, to advanced smart meters with dashboard and building management system integration. Which is best depends on the electrical configuration of your property and what you want to monitor.
What is the smart energy meter?
A smart electricity meter records consumption and monitors parameters such as voltage, current and power quality, automatically sending the data to a central dashboard. This gives property owners and facility managers detailed consumption information without having to read the meter manually.
Can I add sub-meters without taking the building offline?
Yes, in many cases. Sub-meters can be installed with split-core current transformers (CTs) with little disturbance to the operation of the building. If a shutdown is necessary, work is carefully planned to minimise disruption to occupants and daily activities.
Are your meters going to replace DEWA or ADDC meters?
No, DEWA and ADDC are still responsible for utility revenue meters. We install private sub-metering systems downstream of the utility meter to help property owners monitor consumption, allocate costs and manage electricity usage better.
What meter reading and reporting services do you provide?
As part of a maintenance agreement, we can provide meter reading and reporting services. Readings can be collected automatically through a smart metering platform or manually at scheduled intervals, depending on the installation.
Is the metering system compatible with our BMS?
Yes. Smart meters can be integrated with building management systems (BMS), energy monitoring platforms and reporting dashboards so that electricity consumption data can be viewed alongside other building performance information.
