Our Chiller Maintenance Process

Step 1: Site Audit & Asset Capture. Our engineer audits every chiller, pump, cooling tower and BMS controller on site: TR capacity, OEM, compressor architecture, refrigerant type, condenser and evaporator condition, control panel and integration. Run hours, fault history and trend data are pulled from the controller and the BMS.

Step 2: Preventive Maintenance (PPM). Scheduled PPM covers compressor oil and oil-filter check, refrigerant charge verification, condenser and evaporator tube inspection and cleaning, electrical termination tightening, sensor calibration, motor and bearing checks, a vibration baseline, VFD diagnostics, control-panel logs and chilled-water flow balancing.

Step 3: Specialist Testing (Thermography, Vibration & Eddy-Current). Thermal imaging captures hot spots on terminations, motors and bearings. Vibration analysis identifies misalignment, imbalance and bearing wear. Eddy-current testing of condenser and evaporator tubes catches thinning before a tube fails. Every finding is reported with remediation priorities.

Step 4: Corrective Repair & Overhauling. For faults and end-of-life events, we deliver compressor overhaul or replacement, condenser tube retubing, refrigerant recovery and recharging, leak repair, heat-exchanger descaling, pump alignment and seal replacement, fan and motor service, and control-panel rebuild.

Step 5: Reporting, AMC Handover & BMS Trend Review. A written service report goes out with photos, test readings, faults cleared and recommendations. For AMC clients, we review BMS trends against design conditions and track seasonal performance metrics across visits.

When You Need Chiller Repair & Maintenance

Chillers are the largest energy consumers in most UAE buildings, and their performance degrades silently when they're left without scheduled service. PPM is essential before every summer cooling season, with comprehensive overhaul cycles usually every 5 to 7 years and tube retubing on a 7 to 10 year horizon, depending on water-treatment quality.

Beyond scheduled maintenance, corrective intervention is needed when approach temperatures rise (a sign of fouling or refrigerant issues), when compressors short-cycle or trip on safety, when chilled-water supply temperatures can't be held at peak load, when the BMS reports drifting setpoints, when noise or vibration changes, or when refrigerant top-ups are needed more often, which usually means a leak. Regional Considerations

UAE conditions are punishing on HVAC chillers. Ambient temperatures routinely top 45°C through summer, pushing air-cooled condensers close to their design envelope, which makes coil cleanliness the single biggest determinant of capacity. Coastal humidity in Dubai and Abu Dhabi speeds up corrosion on copper-fin condenser coils, which is why so many older installations end up moving to microchannels.

Make-up water chemistry varies across the UAE. TDS, chloride and scaling tendencies all demand well-managed chemical dosing, blowdown and water treatment to protect the tube banks and keep legionella risk down. Fine desert dust is the main fouling input on air-cooled units, especially inland and across the Dubai industrial belt. On compliance, chiller installations are coordinated with Dubai Municipality, Abu Dhabi DMT, DEWA and ADDC for electrical, and EAD for environmental and refrigerant management, with ASHRAE-aligned design standards usually referenced in new builds.
