Our Generator Maintenance Process

Step 1: Site Audit & Asset Capture. Our engineer audits each generator on site: KVA rating, OEM, controller, alternator, control panel, ATS, fuel tank arrangement, exhaust, and canopy condition. Operating hours are read straight off the controller and a baseline service record is opened.

Step 2: Preventive Service (PPM). Scheduled PPM visits cover engine oil and oil-filter change, fuel-filter replacement, air-filter inspection, coolant top-up and conductivity check, battery test and electrolyte top-up, belt and hose inspection, and a visual check of the alternator, AVR, and exhaust silencer. Every finding is logged against the checklist.

Step 3: Functional & Load Testing. We start the generator, bring it to load, and watch for vibration, smoke, leaks, voltage stability, and frequency stability. Where it is needed, an external load bank is connected and the genset runs at 25, 50, 75, and 100 percent load to verify performance under demand and to burn off wet-stacking.

Step 4: Controller, ATS & AMF Verification. The controller is interrogated for fault codes and event history. ATS and AMF panels are tested for changeover sequencing, mains-failure detection, and start delay. AVR settings and synchronisation parameters, where they apply, are verified.

Step 5: Reporting, Recommendations & AMC Handover. A written service report goes out covering tasks completed, parts replaced, findings, photographs, and recommendations. For AMC clients, the report feeds straight into the next PPM cycle and any corrective work is scheduled.

When You Need Generator Maintenance

A generator is your insurance against mains-power failure, and that insurance is only valid if the unit has been maintained on schedule. For most diesel gensets, scheduled PPM is due every 250 operating hours or every six months, whichever comes first, with major service usually at 500 to 1,000 hours and a top-end overhaul at 6,000 to 8,000 hours.

Beyond the scheduled work, corrective and emergency intervention is needed when the genset will not start on mains failure, when alarms or fault codes show on the controller, when fuel quality has degraded (white smoke, black smoke, or rough running), when battery start-up gets unreliable, or after long idle periods that risk wet-stacking. Commissioning of new gensets, retrofitting older units with control-panel modernisation, emission control, or sound canopies, and load-bank testing for tenant or insurance handover are all common reasons to call a generator maintenance company in.

Regional Considerations

UAE conditions are hard on diesel gensets. Summer ambient temperatures of 45°C and above push cooling systems to their limit, which makes clean radiators and serviceable coolant far more important, and they speed up lube-oil degradation. Coastal humidity in Dubai, Abu Dhabi, and the Northern Emirates causes condensation in fuel tanks and water carry-over in diesel, so diesel-bug treatment and fuel polishing are routine here rather than rare.

Fine desert dust loads air filters faster than OEM intervals assume, so we adjust PPM intervals to local conditions instead of the book figure. UAE diesel grades and storage practices also shift how often fuel filters need changing. On the regulatory side, generator installations are coordinated with Dubai Municipality, DEWA, ADDC, Civil Defence, and the relevant emirate authorities, with emission, noise, and fuel-storage rules varying by zone.
